PM oversight
Audit occupancy, rent rolls, and GL against the source system. Reset leasing incentives, turn standards, and reporting when performance slips.
About
I’m a real estate investor focused primarily on apartment buildings. As an owner, my main job is asset management — the owner-side function that sets the plan, holds the property manager accountable, and drives the outcomes investors care about: occupancy, cash flow, risk, and exit.
I’m based in North Carolina, and I’ve invested and operated across many other markets outside of North Carolina — Texas, Colorado, Georgia, Indiana, Minnesota, Ohio, Tennessee, Florida, South Carolina, and New Hampshire — roughly 6,000 multifamily units across eleven states in total. I’ve worked with national and regional third-party property managers through lease-up, stabilization, workouts, refinances, and dispositions, across Class A through D multifamily, LIHTC, Section 8, and retail where it sits with the residential book.
Before real estate I spent about twelve years in U.S. Army Special Operations in a psychological operations unit, working counter-drug, human, and illicit trafficking missions and advising interagency partners in support of U.S. objectives in Central and South America.
In addition to my investments, I coach asset managers, regional managers, other general partners, and even new real estate investors who want to learn asset management — clearer reporting, sharper decisions, and less noise between the property manager and the ownership seat. A lot of investors underestimate how much hands-on asset management and owner involvement this business actually takes. These deals are often described as passive — and they can be if you’re a limited partner — but as a general partner, it requires active involvement in the day-to-day operations. The ownership seat has to stay close to the numbers, the manager, and the plan.
What I do
New-build lease-ups, stabilized assets, lender workouts, refinances, and dispositions — across Class A, B, C, and D multifamily, LIHTC, Section 8, and retail. I manage third-party property managers and close the gap between what they report and what the data shows.
Audit occupancy, rent rolls, and GL against the source system. Reset leasing incentives, turn standards, and reporting when performance slips.
Financial review, accruals, RUBS and expense recovery, refinance diligence, and workouts when covenants get tight.
GP ownership on select deals. Asset management for outside sponsors. Mentoring for asset managers, regional managers, and principals.

How I work
The same habits show up on every asset.
Rebuild occupancy from the PM system. Read the GL and AP aging. Ask for photos before approving turns.
Weekly owner agendas, leasing reports, contract summaries, and one clear question list per manager per month.
Rate without occupancy is a losing trade. Cash needs get a buffer, not a best-case story.
Lender terms and bad news go to LPs before any capital ask. Transparency is the default.
